I have made good decisions, worked through difficult situations, and learned lessons that can only come from owning and operating real estate.

What Is Included
Twelve Months of Individual Mentorship
You will receive one full year of personalized guidance and support directly from me.
Direct Access
You will have direct access to me through telephone, text, email, and Zoom, Monday through Friday from 9:00 a.m. to 5:00 p.m. Central Time.
Deal Analysis
When you identify a potential property, I can help you evaluate the income, expenses, financing, risks, improvement opportunities, and overall strength of the deal.
Strategy and Problem-Solving
We can work through financing challenges, negotiations, property issues, management decisions, renovation planning, partnerships, and the other situations that arise while building a portfolio.
Accountability
Knowledge alone does not produce results. I will help you establish priorities, make decisions, and remain focused on the actions required to move forward.
Private Investor Community
You will receive access to a private Facebook group for networking, sharing ideas, discussing opportunities, and learning from other motivated investors.
Professional Connections
When appropriate, I may help connect you with lenders, real estate professionals, contractors, property managers, investors, and other industry resources.

Mentorship Investment
Initial Enrollment
$10,000 due at the beginning of the 12-month program
Success Payment
An additional $10,000 becomes due when you achieve your first $5,000 in monthly cash flow, as defined in the mentorship agreement.
The mentorship agreement will explain how the cash-flow milestone is measured, which properties and income are included, the applicable expenses, and how the milestone is verified.
The success payment allows a portion of the program investment to remain tied to your progress rather than requiring the entire amount at enrollment.

Do I need to own investment property before applying?
No. The program can help someone prepare for a first acquisition or help an existing investor improve and grow a portfolio. Your plan will be based on your current experience and goals.
Is this a real estate course?
No. This is a personalized mentorship program. Although education is part of the process, the primary value comes from direct access, individual strategy, deal review, problem-solving, and accountability.
Will Bob help me analyze actual properties?
Yes. Reviewing potential investments and helping you understand the income, expenses, financing, risks, and opportunities can be part of the mentorship.
Final investment decisions remain your responsibility, and you should consult the appropriate legal, tax, financial, and real estate professionals before completing a transaction.
Does the program include investment capital?
No. Participants are responsible for obtaining their own financing and investment capital. Guidance may include evaluating financing options, lender relationships, private lending, or potential partnership structures.
Will Bob provide investment opportunities?
Potential opportunities or introductions may occasionally be shared when appropriate, but access to a specific property, partner, lender, or investment is not guaranteed.
The primary purpose of the mentorship is to help you develop the knowledge, judgment, confidence, and systems required to identify and complete suitable investments.
Can I participate if I invest outside Minnesota?
Many of the investment principles and strategies apply in different markets. However, laws, taxes, licensing requirements, financing, and market conditions vary by location. Participants should work with qualified local professionals when investing outside Bob’s primary market.
How quickly should I expect results?
Every participant’s circumstances are different. Your timeline will depend on your available capital, financing, market, investment criteria, available opportunities, effort, and decision-making.
The mentorship provides guidance and support, but it does not guarantee that you will purchase a property or achieve a specific financial result within 12 months.
Is income or investment performance guaranteed?
No. Real estate involves risk, and no mentor can guarantee income, appreciation, cash flow, or investment performance.
The purpose of the program is to help you make better-informed decisions, identify risks, avoid preventable mistakes, and improve your ability to operate successful investments.
